Our goal is to provide the lowest rent possible for our tenants while maintaining safe, well-managed homes and strong organizational stewardship. We are strengthening our financial, administrative, property management, and reporting systems so the organization can serve tenants well and make sound decisions as our work becomes more complex. The Opportunity RDHS is seeking a capable, detail-oriented Senior Accountant to join our finance team. This role is suited to an accountant who values accurate reporting, strong reconciliations, practical problem-solving, and improving systems in a mission-driven housing organization. Reporting to the Controller, the Senior Accountant supports the full accounting cycle for a multi-property affordable housing portfolio, including 12 properties and head office operations. The role includes financial statements, reconciliations, audit support, budgeting, forecasting, funder reporting, and coordination with finance, administration, and operations staff. The successful candidate will bring CPA-level discipline and sound judgment, and understand that this work directly supports affordable housing, public accountability, and long-term stewardship of community assets. Role Purpose and Scope The Senior Accountant helps ensure RDHS financial records are accurate, complete, timely, and useful for management, the Board, funders, auditors, lenders, and other partners. The role requires hands-on accounting work, organized documentation, and the ability to explain financial information clearly. As RDHS modernizes its systems, the Senior Accountant will help identify process improvements, reporting tools, automation opportunities, and controls that improve accuracy, reduce manual work, and strengthen the finance function. Key Expectations Maintain accurate and well-supported financial records for RDHS properties and head office operations. Prepare timely monthly, quarterly, and annual reporting for management, Board, funder, lender, and audit needs. Apply strong accounting judgment, attention to detail, and professional skepticism to reconciliations, variance analysis, and financial review. Understand the accountability obligations that come with nonprofit housing, public funding, tenant rent calculations, and restricted funding streams. Support a finance function that is organized, documented, responsive, and able to meet recurring deadlines. Work collaboratively with the Controller, Junior Accountant, Executive Director, administrative staff, property management staff, auditors, funders, and financial partners. Use technology effectively, including Excel, Microsoft 365, accounting software, housing management systems, and appropriate AI or automation tools such as ChatGPT and Claude. Handle sensitive financial, tenant, staff, and organizational information with discretion and sound judgment. Key Responsibilities Financial Management and Full-Cycle Accounting Prepare monthly, quarterly, and annual individual and combined financial statements for 12 properties and head office operations. Prepare journal entries, accruals, allocations, working papers, reconciliations, and supporting schedules with review-ready documentation. Complete bank, balance sheet, receivable, payable, deferred revenue, prepaid expense, inter-property, and other recurring reconciliations. Review general ledger activity for accuracy, completeness, classification, timing, coding, and reasonableness. Support accounts payable, accounts receivable, payroll-related entries, rent and subsidy receivables, and general ledger maintenance. Work with the Junior Accountant to bill, reconcile, track, and follow up on payables and receivables, including BC Housing and other funder items. Identify errors, unusual transactions, missing information, timing issues, and process gaps, and follow through to resolution. Property, Housing, and Funder Accounting Support accurate accounting and reporting for a multi-property affordable housing portfolio, including property-level operating results and head office activity. Compare monthly tenant rents against applicable BC Housing registry or program information for approximately 10 properties and 300 to 400 units, and follow up on discrepancies. Support compliance with subsidy requirements, rent-geared-to-income processes, restricted funds, funder reporting, and other housing program obligations. Prepare schedules and reconciliations for redevelopment, retrofit, capital project costs, loans, advances, and related funding receivables. Coordinate with administrative and property management staff so financial records align with tenant records, rent records, income review information, and funder documentation. Assist with reporting and support for BC Housing, CMHC, lenders, auditors, and other financial or regulatory partners. Reporting, Analysis, Budgeting, and Forecasting Analyze actual results against budget, prior periods, forecasts, and expected operating patterns, and explain material variances clearly. Prepare reports, summaries, dashboards, and schedules for the Controller, Executive Director, Board reporting, funders, auditors, and other stakeholders. Support annual budgeting, forecasting, and financial planning with the Controller, Executive Director, and department leads. Help RDHS understand operating performance, cash flow, capital pressures, redevelopment activity, and emerging financial risks. Translate accounting data into clear, useful information for non-financial users while maintaining accuracy and appropriate caveats. Audit, Compliance, and Government Reporting Support the annual audit by preparing working papers, schedules, reconciliations, variance explanations, and supporting documents. Coordinate with external auditors, respond to information requests, and help resolve audit queries accurately and on time. Support compliance with accounting standards, nonprofit reporting requirements, CRA obligations, funder requirements, and internal policies. Assist with GST, T4, T3010, and other statutory or government filings as applicable. Maintain audit-ready records and help strengthen internal controls, documentation, and recurring accounting procedures. Systems, Process Improvement, and Technology Use accounting and reporting systems effectively, including Sage Intacct, QuickBooks, or similar platforms, and support integration or reconciliation with housing management software where possible. Use advanced Excel skills to build, review, clean, reconcile, analyze, and present financial information accurately. Use Microsoft 365, including Excel, Word, Outlook, Teams, and SharePoint, for collaboration, documentation, reporting, and records management. Recommend practical improvements to reduce manual work, improve data quality, strengthen controls, and reduce errors. Use or explore appropriate automation, dashboard, and AI-supported tools, including ChatGPT and Claude, to improve efficiency, documentation, analysis, and management visibility while respecting privacy, security, and review requirements. Document recurring processes, assumptions, reconciliations, and reporting steps so work can be repeated, reviewed, and improved over time. Team, Organizational, and Partner Support Work closely with the Controller and provide reliable second-level accounting support within the finance team. Support and provide practical guidance to the Junior Accountant on reconciliations, coding, documentation, and follow-up. Collaborate respectfully with administrative, property management, operations, and leadership staff to resolve financial questions and improve information flow. Liaise with funders, banks, auditors, consultants, and financial partners as directed by the Controller or Executive Director. Contribute to cross-departmental projects that require financial tracking, reporting, analysis, or controls. Complete other related duties consistent with the role and organizational needs. Qualifications Education and Experience Active CPA designation in good standing, or a strong CPA-level accounting background with demonstrated technical competence. Ongoing professional development is expected. Bachelor's degree in accounting, finance, business, or a related field; an equivalent combination of education and senior-level accounting experience may be considered. Minimum five years of progressive accounting experience, ideally including nonprofit, affordable housing, property management, real estate, public-sector, or fund accounting exposure. Experience preparing financial statements, journal entries, reconciliations, working papers, variance analysis, audit schedules, budgets, forecasts, and management reports. Experience responding to auditor, funder, lender, or regulatory information requests. Knowledge of fund accounting, nonprofit reporting, restricted funding, or housing program funding structures is a strong asset. Familiarity with BC Housing, CMHC, and CRA reporting; GST, T4, T3010; rent-geared-to-income processes; or tenant rent/subsidy reconciliations is an asset. Skills and Abilities Strong technical accounting knowledge, including reconciliations, accruals, financial statements, nonprofit reporting, fund accounting concepts, and audit support. High attention to detail, strong documentation habits, and the ability to produce reliable work under recurring deadlines. Sound analytical judgment, including the ability to spot unusual results, investigate variances, identify root causes, and explain findings clearly. Advanced Excel skills and confidence using accounting systems, databases, Microsoft 365, Teams, SharePoint, reporting tools, and appropriate AI or automation tools. Practical familiarity with ChatGPT, Claude, or similar AI tools is an asset, particularly for drafting, analysis, process documentation, reconciliations support, workflow improvement, and reporting efficiency. Ability to explain financial information to non-financial stakeholders in a clear, respectful, and useful way. Ability to manage multiple reporting cycles, schedules, reconciliations, funder requirements, and competing priorities. Professional judgment, confidentiality, accountability, and a practical mindset for improvement. What Success Looks Like Financial statements and reconciliations are accurate, timely, well-supported, and review-ready. Property-level and head office results are easier to understand, compare, explain, and use for decision-making. Audit preparation is smoother because schedules, explanations, and supporting documents are organized throughout the year. Budget variance analysis provides leadership with useful insights into operating pressures, risks, and opportunities. BC Housing, CMHC, CRA, lender, and other reporting requirements are supported with accurate records and timely follow-up. Accounting systems, templates, schedules, and reporting tools become more reliable and less dependent on ad hoc workarounds. Compensation and Benefits Salary of $90,000 annually. Workload may intensify during month-end, quarter-end, and year-end periods, audit preparation, budget cycles, and major reporting deadlines. Occasional evening or weekend work may be required for Board, community, funder, audit, or operational meetings. The role involves regular use of computers, accounting software, spreadsheets, databases, Microsoft 365, electronic records, and financial reporting tools.
