Our client is a publicly accountable real estate organization with a growing portfolio of multifamily residential properties across Canada. Through strategic acquisitions, asset management initiatives, and development activities, the company continues to expand its presence in key markets. As a result of continued growth, the organization is seeking a technically strong Senior Accountant to join its finance team. This position will play a key role in financial reporting, consolidations, acquisitions and dispositions accounting, and the preparation of IFRS-compliant financial statements. This is an excellent opportunity for a CPA with public company and real estate experience who is looking to work in a dynamic and growth-oriented environment. Position Summary Reporting to the Manager of Financial Reporting the Senior Accountant will be responsible for supporting the monthly, quarterly, and annual financial reporting processes, performing complex accounting analyses, preparing consolidations, and assisting with acquisition and disposition transactions. The ideal candidate will possess strong technical IFRS expertise, experience within the real estate industry, and a solid understanding of public company reporting requirements. Key Responsibilities Financial Reporting & IFRS Prepare monthly, quarterly, and annual IFRS-compliant financial statements and supporting schedules. Research and document technical accounting issues and IFRS interpretations. Assist with the preparation of Management Discussion & Analysis (MD&A), financial statement disclosures, and supporting reporting packages. Ensure compliance with IFRS standards and public company reporting requirements. Prepare complex accounting entries and account reconciliations. Assist with the implementation of new accounting standards and disclosure requirements. Consolidations Prepare monthly and quarterly consolidations for multiple legal entities, property ownership structures, joint ventures, and subsidiaries. Review intercompany transactions and balances and ensure proper eliminations. Maintain consolidation workbooks and supporting schedules. Assist in streamlining and improving consolidation processes and internal controls. Acquisitions & Dispositions Support accounting and financial reporting for property acquisitions and dispositions. Prepare acquisition accounting, including purchase price allocations and opening balance sheet entries. Coordinate due diligence support and financial information for prospective acquisitions. Assist with transaction close processes and post-acquisition integration activities. Prepare gain/loss calculations and supporting documentation for property sales. Work closely with asset management, operations, and external advisors on transaction-related matters. Property & Corporate Accounting Review monthly property financial results and variance analyses. Assist with debt, financing, and investment accounting. Maintain fixed asset and investment schedules. Analyze operating results, capital expenditures, and portfolio performance. Support budgeting and forecasting initiatives as required. Monitor and improve accounting controls and reporting procedures. Audit & Compliance Coordinate and support annual external audits and quarterly review engagements. Prepare audit working papers and respond to auditor requests. Assist with lender reporting, regulatory filings, and compliance requirements. Support tax advisors with year-end tax reporting information. Qualifications CPA designation is required. Bachelor's degree in Accounting, Finance, Commerce, or a related discipline. 4+ years of progressive accounting experience. Public company reporting experience is required. Strong understanding of IFRS and financial statement preparation. Experience within the real estate industry, preferably multifamily residential, REIT, or real estate investment environments. Advanced Excel skills and experience working with large data sets. Experience with ERP systems and financial reporting software.
